The Sunbelt Oversupply Narrative Isn’t the Whole Story – Neil Schimmel Interviewed
Woodland Hills, CA – July 6, 2026 – As the “Sunbelt oversupply” narrative continues to dominate multifamily headlines, the conversation is shifting from whether the region is overbuilt to what the data shows once individual markets are examined on their own terms. In a recent ApartmentBuildings.com feature, “The Sunbelt and Multifamily: Oversupply Isn’t the Whole Story,” Neil Schimmel, Founder and CEO of Investors Management Group (IMG) and Parktown Living, shared his perspective on how the current supply wave came to be and why he views it as temporary.
Schimmel pointed to the record-low vacancy, double-digit rent growth and historically low interest rates of 2021 and 2022 as the conditions that made development pencil in the first place, conditions that no longer hold today. He described the resulting imbalance as a timing issue rather than a demand problem. Projects that broke ground during the boom reached completion only after capital markets tightened and migration slowed, leaving supply and demand temporarily out of sync.
Schimmel also noted that recent construction has been concentrated almost entirely in Class A product. That has intensified competition among newly built communities, while workforce and middle market apartments have continued to benefit from renters priced out of homeownership.
IMG believes in the long-term fundamentals of the Sunbelt market. The fundamentals of population growth, job creation and affordability will carry the region once the current supply is absorbed.
