Since 2023, IMG has used a corporate line of credit to advance short-term capital to properties in the portfolio. The advances bridge timing gaps ahead of refinances or sales, support capital improvements, and give properties flexible access to liquidity.

The IMG Advance Facility replaces the corporate line of credit and redirects the returns to you. The Facility is designed to deliver predictable monthly income and capital preservation. Monthly distributions and repayment of capital are funded by property cash flow and capital events, backed by guarantees from IMG and Neil Schimmel.
