Neil Schimmel Shares Multifamily Strategy on The Spatial Show

Mixed Optimism in a Challenging Market

Reflecting on the National Multifamily Housing Council (NMHC) Conference in January 2025, Schimmel noted that while optimism remains, deal flow is limited. Operating costs are rising, lenders are stepping in more often, and pricing still hasn’t corrected to match the new market realities. Despite these headwinds, our investment strategy remains active and adaptable — designed to perform across cycles. Rather than taking a broad acquisition approach, we focus on specific markets that show long-term growth potential, even in today’s environment. Schimmel emphasized the importance of deep broker relationships—especially when sourcing off-market and distressed opportunities.

Market Blind Spots & Policy Challenges

Schimmel also highlighted a topic that’s been under discussed: the lasting impact of pandemic-era tenant protections. While well-intentioned, these policies have resulted in increased fraud, reduced unit availability, and higher operating costs—consequences that continue to affect responsible renters and property owners alike. “The environment has made it harder for landlords to work with tenants in hardship,” Schimmel said. “We’re seeing responsible, paying tenants unfairly bearing the cost.” Our mission remains rooted in improving communities—because when residents win, investors win. Economic Occupancy Over Optics

The conversation closed with a discussion about operational performance. Schimmel explained our focus on economic occupancy—aligning collections and net revenue with physical occupancy.
