SE Portfolio Tour Highlights Operating Discipline and Performance Gains
Woodland Hills, CA — June 30, 2026 — Investors Management Group (IMG) principals spent the past week traveling through the Southeast, visiting twelve properties in Atlanta, Greenville, Charlotte, and Raleigh as part of a routine property review. The trip also marked the retirement of Patti Higgins, Senior Vice President at Parktown Living, IMG’s property management affiliate.
Portfolio Performance Across the Southeast 
The visits offered a read on where the market currently stands. Traffic and prospect activity softened through early 2026, consistent with a broader market-wide shift, but the team is seeing renewed momentum heading into the summer leasing season. Resident sentiment has also strengthened, with Apartment Ratings across the portfolio climbing from a D- to a B+ over the past six months.
Properties across all four markets are outperforming competitive sets in their respective submarkets. Operating metrics continue to advance, supported by on-site teams IMG’s leadership described as knowledgeable, engaged, and well-aligned with ownership’s objectives. Several staff members became emotional saying goodbye to Patti during the visits, a reflection of the relationships she has built across the portfolio.
A Track Record of Performance Gains
Every property Parktown Living has taken over has shown measurable performance improvement under its management. Across the portfolio, properties have seen a 58% average decline in nonpaying residents following Parktown’s takeover, with bad debt down 65% and accounts receivable down 62% from 2024 to 2025.
Patti joined Parktown Living at its formation in August 2023 and played a central role in building that operating platform. Parktown Living turns three this August, having expanded from its original Atlanta footprint in 2023 to a presence spanning Georgia, the Carolinas, Texas, and Colorado. That performance record, paired with the company’s growth, reflects the operating discipline Higgins helped instill from the company’s earliest days.
